Sam Yager's Fulshear Lakes master-planned community starts home sales
A new elementary school is being built in the Fulshear Lakes community.

The first village of a new master-planned development in Fort Bend County, Texas has started home sales.
Five homebuilders are now offering floorplans to buyers in Fulshear Lakes. This 556-acre community is located on the northeastern corner of FM 1093 Road and Pool Hill Road, just outside of the city of Fulshear.
The builders of Creekside Village are Anglia Homes, Chesmar Homes Devon Street Homes HistoryMaker Homes Westin Homes. This village will have 45, 50, and 60 foot homesites, and a total 423 homes. Fulshear Lakes' entire plan calls for the construction of 1,418 single family homes.
Anglia, Chesmar, and HistoryMaker all have model homes. Sam Yager Inc. reports that construction will begin soon on the model home for Devon Street.
According to the Fulshear Lakes Website, homes for sale currently range from 3 to 5 bedrooms and from 1,432 to 2,072 square foot and are priced between $295,000 and $482,000. More homes in Creekside will likely sell up to $600,000.
The construction of the two other neighborhoods is already underway. These will have 60-foot patio home sites as well as 70 and 80-foot lot sizes. The developer plans to deliver the lots for those villages by the end of this year, and will add up to three or four additional builders to build the homes. These homes are expected to range from just under $1,000,000.
The homes feature colorful transitional-prairie-style exteriors, Sam Yager III, vice president of Fulshear Lakes Ltd., said in a press release.
He said that the community would be priced to appeal to first-time homebuyers as well as buyers of second and third homes.
Creekside Village will have a number of amenities, including a playground, party barn, trails, and a dock for fishing on Riley Lake. Fulshear lakes will include five lakes, creeks, parks, trails, a pavilion by the lake, a resort-style swimming pool, and a clubhouse. The homeowners' association fee covers front yard maintenance.
A future mixed-use development is planned for approximately 47 acres of land along FM 1093.
A school is already located in the community. Fletcher Morgan School will open in early 2022.
Dean Leaman Jr. High and Fulshear High are both nearby.
Fulshear Lakes, one of many master-planned developments in and around Fulshear (one of the fastest growing cities in Texas), is one of a number of communities being developed.
Fulshear grew in population from 2010 to 2020. According to the U.S. Census Bureau, Fulshear's population will grow even more by 2021. It is estimated that there will be 25,169 residents.
Johnson Development Corp., based in Houston, is building Cross Creek West just north of Fulshear on 1,258-acres. The development will eventually include 3,000 homes. Johnson Development also has two communities in this area: Cross Creek Ranch, and Jordan Ranch. Both are among the most popular master-planned community in recent years in the United States, along with D.R. Horton's Tamarron is adjacent.
